DTCP approval is a key milestone for any plotted layout in Telangana — it confirms that a project meets planning standards, infrastructure norms and legal requirements. This guide simplifies the DTCP approval process, explains the documents and checks you should perform, and shows how to verify approved layouts so you can invest with confidence.
DTCP (Directorate of Town & Country Planning) approval — sometimes issued via local planning authorities — certifies that a layout follows land-use norms, road designs, drainage, open spaces and basic services. An approved layout reduces legal risk, improves bankability for loans and increases buyer confidence.
• Preliminary Survey & Title Check: Developer confirms clear title, land conversion status and encumbrance certificates.
• Layout Plan Preparation: Architect/engineer prepares the layout showing plots, roads, drains, open spaces and utilities.
• Submission of Application: Complete application with plans, ownership proof and statutory fees is filed with DTCP (or the authorised local authority).
• Technical Scrutiny: Authorities examine road widths, drainage, stormwater management, electrical and water provisions.
• Public Notices & Objections: In some cases, notices are issued to nearby landowners and public comments are invited.
• Grant of TLP / LP: Conditional (TLP) or final Layout Permission (LP) is issued once norms are satisfied.

3. Check RERA (if registered): Search the TS-RERA portal for project registration, builder details and mandated disclosures.
4. Cross-Verify the Layout Plan: Match the developer’s plan against the official plan available on the authority’s portal.
5. Confirm Infrastructure Status: Look for completion certificates or photographs proving roads, drains and utilities are laid as per the approved plan.
